Building a garden room with IronmongeryDirect & RUMI Custom Cabins

Stage 1 – Substructure & Joist Deck

Stage one of the project involved providing the groundwork for the Garden Room to sit on, this was achieved by installing a set of ground screws.

It was then time to construct the timber joist deck then fixing that to the substructure. Noggins are then installed between the joists to make sure they are straight and structurally sound. The deck flooring started to take shape. The joists were insulated with 90mm PIR insulation, then the team installed and secured the CaberDek flooring to the joists.

Stage 2 – Walls

Stage 2 focused on building the walls of the Garden Room. RUMI started with the rear wall first. OSB, felt, timber battens and metal cladding were installed on to timber studwork and the wall, fully constructed, was raised in to place due to restricted access.

The rest of the stud work walls were then constructed and erected, with openings to the front elevation for the store room door as well as the garden room doors and window, using a combination of screws and nails. The internal wall, separating the Garden Room from the Store Room was erected, following which felt was fixed externally with staples.

Stage 3 – Roof

After the walls had been erected, it was time to start constructing the roof. The roof joists were put in situ, with the overhang for the roof carefully calculated, allowing for sufficient ventilation. Noggins were fitted to strengthen the roof structure. This was then covered with OSB board, ready for the EPDM membrane finish to be laid later. Fascia vents were fitted to provide ventilation to the roof.

Stage 4 – Doors & Windows

The next stage was to install the uPVC Window and French Doors for the Garden Room. The Storage Room door was also fitted. This consisted of a hardwood frame and a solid core door, suitable for external use.  Installation of these utilised silicone sealant, expanding foam and glazing packers.

Whilst RUMI were installing the doors and windows, the electrician commenced his 1st fix. He ran all of the necessary wiring within the stud walls and roof, ready for the 2nd fix at the end of the project.

Stage 5 – Roof and Wall Finishes

Cedar cladding was used as fascia board, fitted to the outside of the ventilation strips, following which the EPDM roof was laid, making the Garden Room watertight. RUMI then fitted vertical and horizontal battens, ready for the cedar cladding. Cedar was also used for the trims for around the doors and windows.

Stage 6 – Internal Finishing Touches

The final steps of the project then commenced. The stud walls and the roof were insulated with 90mm PIR insulation, following which the Garden Room was plaster boarded, ready for the plasterer. Once the plaster was dry, it was time to install the semi-solid flooring and skirting. It was then painted. For the storage room, the finishing touches consisted of ply-lining the walls and installing shelves. The electrician then completed the 2nd fix, and the keys were handed over to the client for them to enjoy their new RUMI Custom Cabin.
